How the Alpine Estimate works

The Alpine Estimate is comps-based and deliberately simple. We take the listings we currently carry in your canton that share your property type, take their median asking price per square meter, and multiply it by the living area you enter. The published range is the 10th to 90th percentile of the same comparables. A postal code narrows the comparison to the region sharing its first two digits, when we hold at least eight comparables there.

Two things follow from that. The evidence is asking prices on listings that are live now, not recorded sale prices, so the estimate tracks what is being asked today. And rooms and year of construction are recorded with your request but do not move the number: there is no room band, no floor adjustment and no age adjustment in the model.

The confidence score and the number of comparables are shown next to every estimate. Below five usable comparables, or when the accuracy check for your canton and property type does not pass, we show no figure at all and say why, instead of guessing.
