Möblierte 2.5-Zimmer-Wohnung in Dübendorf zur Untermiete, befristet ab 1. Januar 2027. Am liebsten für rund 1.5 Jahre, kürzer oder länger können wir besprechen. Tram 12 rund 100 m vom Haus, Zürich HB in knapp 20 Minuten, Flughafen in 25. Wir ziehen im Januar 2027 nach New York und kommen danach zurück. So lange vermieten wir unsere Wohnung möbliert unter, am liebsten an jemanden, der für eine Stelle oder ein Projekt in die Region kommt. Die Wohnung ist ca. 43 m² gross und liegt im 1. OG der Neubausiedlung Younic an der Sonnentalstrasse 4c. Wir wohnen hier seit Sommer 2025. Eichenparkett, grosse Fenster mit Blick ins Grüne. Das Haus ist neu (2025) und nach Minergie, Minergie-ECO und SNBS Gold gebaut. Geheizt wird mit Wärmepumpe und Erdwärme, ein Teil vom Strom kommt vom eigenen Solardach. Es gibt Komfortlüftung in allen Räumen und Free Cooling. Im Sommer bleibt es deshalb angenehm kühl, ohne Klimagerät und ohne dass man die Fenster offen lassen muss. Der Wohn- und Essbereich ist offen, mit Küche, Esstisch für sechs und grossem Sofa. Von dort gehts auf den gedeckten Balkon mit Lounge-Möbeln und Blick in den grünen Innenhof. Im Schlafzimmer stehen ein Doppelbett und ein grosser Kleiderschrank. Das zweite Zimmer ist ein Büro mit Schreibtisch und Einzelbett für Besuch. Dazu kommen ein Bad mit Wanne, ein Gäste-WC, ein Reduit mit eigener Waschmaschine und Tumbler und ein Kellerabteil. Die Küche hat einen Geschirrspüler, im Haus gibt es einen Lift, einen Veloraum und einen Trocknungsraum. Bettwäsche und Tücher sind da, das Glasfaser-Internet von Init7 mit 10 Gbit/s läuft schon. Du kannst also mit dem Koffer einziehen. Die Tramhaltestelle Ringwiesen (Linie 12) ist rund 100 m vom Haus entfernt, zum Bahnhof Stettbach sind es 9 Minuten zu Fuss. Zürich HB erreichst du in knapp 20 Minuten, den Flughafen mit dem Tram 12 in 25 Minuten ohne Umsteigen. Praktisch, wenn du bei Helsana oder Smile arbeitest (5 Minuten zu Fuss), an der Empa oder Eawag (8 Minuten mit Tram oder Bus) oder am Flughafen. - Miete: CHF 3'800 pro Monat, inklusive Nebenkosten, Strom und Internet - Kaution: CHF 7'500 auf ein Mietkautionskonto - Dauer: befristet ab Januar 2027, ideal ca. 18 Monate, 12 bis 24 Monate möglich, Einzugsdatum flexibel - Für max. 2 Personen Das Internet läuft über unser Jahresabo und ist fix dabei. Wir stellen jeden Monat eine Rechnung und geben dir alles, was du für die Anmeldung in Dübendorf brauchst. Separat kommt nur die Serafe-Gebühr, die direkt dem Haushalt verrechnet wird. Falls wir länger in New York bleiben, lässt sich die Untermiete verlängern. Die Untermiete muss von unserer Verwaltung (Tend AG) bewilligt werden, dafür machen wir einen schriftlichen Untermietvertrag. Weitervermieten, z. B. über Airbnb, ist nicht erlaubt. Schreib uns kurz, wer du bist, ab wann und wie lange du etwas suchst, gerne auch auf Englisch. Wir brauchen einen Betreibungsauszug, den Arbeitsvertrag oder eine Bestätigung vom Arbeitgeber und eine Ausweiskopie. Wenn du neu in die Schweiz kommst, reicht statt Betreibungsauszug der Arbeitsvertrag. Besichtigung vor Ort nach Absprache oder per Video. Good for expats and people relocating for work. We're moving to New York in January 2027 and will come back afterwards. While we're away, we're subletting our flat furnished, ideally to someone coming to the Zurich area for a job or a project. It's approx. 43 m² on the 1st floor of the Younic development, a new building at Sonnentalstrasse 4c. We've lived here since summer 2025. Oak floors, big windows looking out onto greenery. The building is new (2025) and built to Minergie, Minergie-ECO and SNBS Gold standards. Heating comes from a heat pump with ground energy and part of the electricity from the building's own solar panels. There's comfort ventilation in every room, and free cooling keeps the flat pleasantly cool in summer without an air conditioner or leaving the windows open. The living and dining area is open plan, with the kitchen, a table for six and a big sofa. It opens onto a covered balcony with lounge furniture, looking out over the green courtyard. The bedroom has a double bed and a large wardrobe. The second room is an office with a desk and a single bed for guests. There's also a bathroom with a tub, a guest toilet, a utility room with our own washer and dryer, and a basement storage room. The kitchen has a dishwasher, and the building has a lift, a bike room and a drying room. Bed linen and towels are there and 10 Gbit/s Init7 fibre internet is already set up, so you can arrive with a suitcase and settle in. The Ringwiesen tram stop (line 12) is about 100 m from the house, and Stettbach station is a 9-minute walk. Zurich main station is just under 20 minutes away, and the airport is 25 minutes on tram 12 with no change. It's handy if you work at Helsana or Smile (5 minutes on foot), at Empa or Eawag (8 minutes by tram or bus) or at the airport. - Rent: CHF 3,800 per month, including service charges, electricity and internet - Deposit: CHF 7,500 in a rent deposit account - Term: fixed, from January 2027, ideally about 18 months, 12 to 24 months possible, move-in date flexible - Max. 2 people Internet runs on our yearly plan and is always included. We send a monthly invoice and give you everything you need to register with the Dübendorf residents' office. The only thing billed separately is the Swiss radio and TV fee (Serafe), which goes straight to the household. If we end up staying longer in New York, the sublet can be extended. Our property manager (Tend AG) has to approve the sublet, so we'll sign a written sublease agreement. Re-letting, e.g. on Airbnb, isn't allowed. Send us a short message about yourself, when you need a place and for how long. English is completely fine. We need a Swiss debt collection extract (Betreibungsauszug), your employment contract or a letter from your employer, and a copy of your ID. If you're new to Switzerland, your employment contract is enough instead of the extract. Viewings in person by arrangement, or by video call. You only pay once you've seen the flat and the contract is signed.
