Ticino is Switzerland's only canton with an Italian-speaking majority, occupying the country's southern, Mediterranean-climate region around Lugano and Locarno. Its property market combines a domestic and cross-border workforce commuting from Italy with a lifestyle-driven segment of buyers, including retirees and second-home owners drawn to its lakes and climate. Certain resort municipalities are also subject to the federal second-home cap under the Lex Weber legislation, as in Valais and Graubunden.
